Happy New Year

I hope you all had a wonderful and safe New Year. Now it’s back to business as usual or maybe
not so usual. Last year was certainly a challenge for most of us. Realtors such as me, Mortgage Brokers like Larry and Homeowners like you. We all had new experiences. Some not so pleasant while others may have been educating.

For some, this education may have been costly while for others it may not have been. Having
been in this business for over 15 years now, I know I have never seen anything like that before. But, unlike others, I have and will survive.

Today more then ever, to meet your real estate needs, it is important that you seek out and
rely on the best advice you can. Advice can come from many different places, your family, your friends, business associates, attorney’s, accountants and financial planners. In addition to all of your trusted advisors, you must also seek the guidance and advice of experienced real estate and mortgage people.

To begin the New Year, I want to let you know that I am still here and stand ready to assist you i
n any of your real estate needs. You may not decide to do business with me but that is ok, I will always give you the best advice and opinion I can and always stand ready to do so.

This year, I will publish in this newsletter, information as relates to what is happening in the
industry, opportunities that become available and trends that will allow you to make decisions.

THE INTERNAL REVENUE SERVICE ON FORECLOSURES

 

The IRS has a page on their website that deals with the tax consequences of foreclosures, short sales and short pays. With so many people facing this problem today I felt it important to let all my readers know that this page exists. It may not be important to you but you may know someone who can benefit by it.

As the year comes to an end, many of us are making plans for the New Year. While 2007 was certainly a most interesting and difficult year for many of us, we certainly hope that 2008 will bring good fortune. It is uncertain what exactly will happen economically and politically, we do know that many are working to resolve the issues that have occurred.

I typically write on real estate related topics, this last issue of my newsletter will be simple and short.

As foreclosures occur, more and more properties will be coming on the market. I am not suggesting that everyone run out and attempt to buy a foreclosure. The banks process in foreclosure is a lengthy one and more often then not when they finally put one on the market it is not always priced as low as we want to believe. However, with the added competition of these foreclosures coming on the market, those that need to sell or just want to sell will have to price their properties accordingly. There are good opportunities even among those that are or about to be in foreclosure. Good deals are out there and payoffs can be negotiated with current lenders. To be fair, it is important for a seller to fully understand what their tax consequences, if any, will be. I am giving you the link to the IRS page that has much of that information for you

For many of us in real estate, inclusing investors, real estate agents and homeowners, it has been a realestate rocky road for the past year.  We have seen mortgage markets tumble, mortgage financing disappear, some values decline and a general slow down in activity due to all of the uncertainty in the American economy especially as relates to real estate.  The media, specifically the major media, has as always, reported in sound bites dwelling on the sensational decline rather on the positive side of the situation.

 

This country has gone through economic down cycles before and always will.  You know the old saying, "what goes up must come down" but conversly, "what goes down must come up".  This is so true in life but especially in the real estate markets.  The problem is that many of us are not old enough to remember previous "bad" cycles and those of us that are have forgotten what it was like. 

 

But cycles being what they are (cycles are a force of nature), we all must learn to expect them and prepare for them.  Indeed, here in Florida, hurricanes are a force of nature, and we here learn to prepare for them even if they NEVER affect us.  So to in real estate. 

 

With the exception of the past few years, American real estate has always been one of the worlds safest investments.  Many people from around the globe would purchase property here knowing that their investments would be safe and after some period of time maybe be worth even more.  As a long term investment this has always been and will always be true. 

 

Today, properties all over the country are being bought and sold, indeed, the number of sales have declined this past year as compared to 1, 2 or even 3 years ago but not by that much.  And also, comparing sales to the recent 3 years is unfair.  No one publishes statistics and figures on sales prior to "the real estate boom".  A time when real estate was purchased by homeowners for their primary housing needs and by investors for their long term planning needs.  While I don't have this data available, I know from my 15 years of experience that the market is overall not that different short of prices declining in some markets, but maybe that is a "corrections to the market" similar to what occurs in the stock market.

 

I would recommend to anyone interested in purchasing real estate to purchase now.  Prices are more reasonable, sellers more willing to give concessions (again like it always used to be).  Some are waiting for the bottom but no one knows for sure where it is or if we are there.  What we do know is that too often we wait for that great deal and by the time we think we found it, it is not that good anymore.  Have you ever bought any item and then found it at a lower price a month later?  Did you just accept that as reality?  Of course you did.
